It is always best to view first but if you are not able to view it is important to ensure you are sure the room will meet your needs as once you have signed the tenancy agreement it is legally binding. In this case you would complete the application form which is the start of the reservation process. Don’t forget if you are not able to come and view video viewings may also be available.

Yes, just let us know when you enquire and we will do our best to ensure you are all allocated rooms in same flat.

All of our rooms have ensuite facilities. Check out the Sangha House  homepage and this gives full details of the room types available and what comes as standard within them. In addition to the bed/mattress, wardrobe, desk and bookshelves you will be provided with a desk chair. You will need to provide your own bedding, towels, wardrobe hangers and waste bin.

Each flat has sofas in the lounge area, coffee table and wall fitted TV. Appliances in the kitchen are integrated (2 fridge/freezers, dishwasher and 2 cooking areas each with electric oven, hob and extractor. Freestanding microwave is also supplied. Bins, mops/buckets, irons and ironing boards are not provided so you and your flatmates will need to arrange your own.

Gas, electricity, water charges and a base internet package is included in your rental cost. There is no internet connection charge payable. Personal contents insurance and TV license for any TV that is in your bedroom is not included and should be arranged by yourselves

If you are a student who is a UK resident who can provide a UK guarantor or an international student who can provide a UK guarantor or Guarantor Company, payment is made in instalments. If you are an international student who cannot provide a UK guarantor then payment for the whole term of the tenancy should be paid in one instalment. Please refer to the Room Pricing page for instalment dates. All Rent payments are made by the details given on the tenancy contract.

A guarantor must be over 18 years of age, resident in the UK, in full time employment and a homeowner. Ideally it should be your parents/guardians but if they live overseas another relative can be considered. Their role is to pay the rental cost if the student is for any reason not able to. As an alternative a Guarantor Company can be used.

Your deposit will be lodged with a Government approved deposit scheme and full details will be given in your tenancy agreement. At the end of your tenancy as long as your room and the communal areas in your flat are in the same condition as when you moved (making allowance for wear and tear) your deposit can be returned in full.

Our accommodation operates a strict No Smoking policy

One overnight guest is allowed to stay with you in your bedroom for a maximum of 2 nights in any seven day period Overnight guests are not permitted to stay in the lounge or common areas of the flat. You are responsible for the behaviour of any guests that you have in the building at any time of day or night and we reserve the right to ask guests to leave if they are in breach of behaviour, safety and occupation rules in the building

You are responsible for the day to day cleaning of your bedroom/ensuite bathroom and jointly with your flatmates for the lounge/kitchen and corridor areas within your flat.

Sangha House has an on-site self-service laundry facility arranged by a commercial provider.  You will need to pay to use the machines

No on-site car parking is available. On street car parking and car parks are available around the city

As a full time student you should receive council tax exemption. You will need to provide a council tax exemption certificate within 7 days of moving in.

Our accommodation is designed for independent living so there is no onsite staff but we take security and safety very seriously . Our properties have a secure key fob front door entry system and key fob entry to each individual flat. Each bedroom has a key operated lock. Extensive cctv camera coverage is located inside and outside the buildings. Sophisticated fire alarm systems including heat and smoke detectors are standard and fire alarm testing and evacuation drills are carried out. Each of our buildings has a dedicated accommodation manager and out of hours emergency team that is just a phone call away.

We like to keep our buildings well maintained at all times and respond to problems quickly. We employ maintenance contractors who look after the general building and for more specialist work suitably qualified professionals will carry out the work.

Just email your accommodation manager and they will arrange a speedy repair.

No pets or animals/reptiles of any type are allowed in the building at any time.

You can move out whenever you are ready but the contract you have for the room is a fixed term tenancy agreement so you will need to pay the rental until the end of the tenancy whether you live there or not.

Not under any circumstances so please do not attempt to do this. If you find that you need to move out in exceptional circumstances during your tenancy the team can advise you on making arrangements to find a replacement tenant.

Each room is allocated a lockable post box which is located in the entrance lobby of Sangha House marked with the room number. Royal mail has access to place mail in the post box and all tenants are given a post box key to access their post box.

There is no reception at Sangha House to take delivery of parcels for residents. If you are not able to be at home to receive your parcel it is best to arrange to have it delivered to one of the local parcel pick up points around the city centre so that you can collect from there.

No weapons or drugs (including `legal highs`) are permitted under any circumstances Candles, fireworks, Chinese lanterns, tea lamps. Incense, incense burners, kerosene, petrol LPG Gas and LPG gas appliances, compressed gas and compressed gas appliances Rice cookers that are not CE marked, hotplates, portable cooking stoves, fridges. Shisha pipes, gas burners, oil burners, exposed element heaters, fan heaters. Real Christmas trees and mains operated Christmas lights.
